Your Broker in Desert Ridge

Managed Like It’s Our Own.

I’m Olivier “Ollie” Lessing Barré, designated broker of Barré Properties, and I personally oversee every property we manage in Desert Ridge. I’ve spent more than twenty years in real estate. In 2007 I founded a property management company on the Westside of Los Angeles, serving owners in Beverly Hills, Malibu, Calabasas and the neighborhoods around them, and grew it into a large family-run business before moving my family to Arizona in 2020.

We manage throughout Maricopa County, and Desert Ridge is a market we know and specialize in: the Desert Ridge Community Association and the neighborhood associations under it, the City of Phoenix short-term rental permit, and what Aviano, Fireside and Sky Crossing each actually rent for. When you call, you reach the broker who signed your agreement, not a call center or a rotating account manager.

Our relationships are built on handshakes, trust and accountability. We keep every owner’s information private, put every term in writing before anything is signed, and send monthly statements with every invoice attached.

Why Desert Ridge

A Planned Community With Real Anchors.

Desert Ridge is a 5,700-acre master-planned community inside the City of Phoenix, created through a partnership between the State of Arizona, the City and a master developer. The specific plan was adopted in 1991 and the first homes sold in 1996. Today it has more than 6,400 homes in the 85050 and 85054 ZIP codes, from Aviano and Fireside to Sky Crossing, north of Loop 101 and next to SR 51.

What sets it apart from most master plans is what sits inside it. Desert Ridge Marketplace, now 1.2 million square feet of shopping and dining, opened in 2001. The 950-room JW Marriott Phoenix Desert Ridge Resort & Spa sits beside it with the two Wildfire golf courses, designed by Arnold Palmer and Nick Faldo. American Express runs a regional campus here, the Musical Instrument Museum opened on Mayo Boulevard in 2010, and Mayo Clinic’s Phoenix campus, open since 1998, announced a $1.9 billion expansion in 2025 that is scheduled to run through 2031.

For an owner, that adds up to year-round demand from people who work at the hospital, the resort and the offices along Loop 101, and housing that sits inside maintained associations. Citywide, the American Community Survey puts Phoenix’s median gross rent at $1,582 for 2020 to 2024, with about 57% of homes owner-occupied. Those are figures for all of Phoenix, not Desert Ridge, which is why we price every property on closed comparables from its own neighborhood.

What We Do

Four Ways We Work in Desert Ridge.

Management first — then leasing, sales, and the live MLS. One team, one point of contact, start to finish.

Also a Primary Focus

Commercial Property Management.

Retail and shopping centers, single-tenant net-leased pads, office, flex, small industrial, medical office and mixed-use in Desert Ridge — run as its own practice, because Arizona regulates nonresidential brokerage differently and commercial accounting has nothing in common with collecting a single rent check.

Lease abstraction and critical dates, CAM budgeting and annual reconciliation, transaction privilege tax, and the designated broker’s signature on every file — as A.R.S. § 32-2175 requires.

What You Get

Everything, For One Fee.

One rate covers the whole job. The things other companies bill separately are simply included.

Tenant Placement

Marketing, showings, and full screening — credit, background, income, and rental history. In a market with new inventory arriving constantly, speed to lease is what protects your return.

Rent & Accounting

Collection, owner disbursements, monthly statements with full reconciliation, and year-end reporting your accountant will not complain about.

Maintenance, At Cost

Vetted North Phoenix trades, coordinated and supervised. Vendors bill their real rate and the invoice passes straight through with no markup on routine work. Major renovations and capital projects are quoted separately, with the supervision scope agreed in writing first. Newer homes keep this line item low.

Inspections

Move-in, move-out, and periodic condition inspections with photos, included in the fee rather than billed per visit.

Compliance & Trust Accounting

Arizona Residential Landlord and Tenant Act compliance, proper trust accounting, and ADRE oversight. Licensed brokerage, general liability and E&O insured.

The Difficult Parts

Late rent, lease violations, notices, and the occasional eviction. This is the part owners hire out, and it is the part we take off your plate entirely.

Where We Work

Desert Ridge and North Phoenix.

What Desert Ridge Owners Should Know

Know the Local Rules.

The details that catch owners out in Desert Ridge, and how we handle each one.

Short-term rentals need a City permit

Desert Ridge is in the City of Phoenix. City Code Chapter 10, Article XVI requires an annual short-term rental permit ($250, Sec. 10-196), at least $500,000 in liability coverage, a tax license and County Assessor registration (Sec. 10-197), an emergency contact who can respond within 30 minutes (Sec. 10-198), certified-mail notice to neighbors and to associations within 600 feet (Sec. 10-199) and a notarized background statement (Sec. 10-200). We set it up and keep it current for the owners we manage.

Tax license first

Every short-term rental needs an Arizona transaction privilege tax license under A.R.S. § 42-5005, and Phoenix asks for proof of it with the permit application. Long-term leases of 30 days or more no longer carry city rental tax in Arizona.

Register every rental with the County

A.R.S. § 33-1902 requires the owner of a residential rental to keep it registered with the Maricopa County Assessor and to update it within ten days of a change. An owner who lives outside Arizona must also name an in-state statutory agent. A city can fine up to $150 a day for an unregistered rental. We check it when we take the property on.

Associations set their own rules

Desert Ridge homes sit inside the Desert Ridge Community Association and often a neighborhood association as well. Arizona law (A.R.S. § 33-1806.01) lets an association require tenant information from the owner, and the CC&Rs can set minimum lease terms. We read them before we list, and before you furnish a home for short stays.

Summer is the hard season

Phoenix heat is what breaks things here: air conditioning above all, then pool equipment, irrigation and roofs ahead of the monsoon. A vacant home needs cooling set, not switched off. That work is done by licensed contractors and vendors, and we coordinate and supervise it for the owners we manage.

Close to everything that matters

Loop 101 and SR 51 meet at Desert Ridge, so Scottsdale is minutes east and downtown Phoenix is a straight run south on SR 51. Phoenix Sky Harbor is about 25 minutes away, which suits owners who fly in from California.

For Owners Who Live Elsewhere

Your Eyes and Ears in Desert Ridge.

Many Desert Ridge owners live in California, elsewhere in the Valley or out of state. We act as your eyes and ears on the property without you having to be there, coordinated and supervised by us and performed by vetted, insured providers at their real cost.

Home Watch

Scheduled interior and exterior checks between tenants or while you are away: systems run, irrigation verified, and the home made ready before you arrive.

Vendor & Project Oversight

Renovation, landscape and repair work watched on your behalf, with access controlled and progress documented in photos.

Arrival & Departure

For second-home owners: heat or cooling set, systems checked, grounds at standard and deliveries received before you land.

Owner Questions

Straight Answers.

What does property management cost in Desert Ridge?
One all-inclusive rate, quoted per property once we have seen it. No setup fee, no inspection fee and no marketing charge — those are simply part of the service.
Is Desert Ridge a good rental market?
For long-term leases it is one of the steadier markets in North Phoenix. Mayo Clinic’s Phoenix campus, the American Express regional campus, the JW Marriott and the Marketplace keep year-round employment within a few miles, and nearly every home sits inside an association that keeps the streets maintained. We will tell you honestly what your specific property should rent for.
Who rents in Desert Ridge?
Households who want a newer home in a maintained community close to work: hospital and clinic staff at Mayo Clinic, employees at the offices along Loop 101 and in Scottsdale, and people relocating to Phoenix who want to be on the north side of the city. When a home is well looked after, residents tend to renew, and renewals are where the return is.
What about the HOA and community rules?
Desert Ridge homes sit inside the Desert Ridge Community Association and often a neighborhood association as well, each with rules on parking, landscaping, paint and leasing, and some restrict short stays or set minimum lease terms. We read the CC&Rs before we list, keep the lease and the tenancy compliant, and handle the association correspondence when something comes up.
Do you manage condos and townhomes as well as houses?
Yes. Condos and townhomes, from the Villages at Aviano to Toscana, rent differently from the single-family neighborhoods and are priced and marketed on their own comparables. We manage both, and we manage multi-property portfolios across Desert Ridge and North Phoenix under portfolio pricing.
Do you also sell homes in Desert Ridge?
Yes. We list and sell as well as manage, with the same level of service either way, so when an owner decides to exit or an investor wants to add to a portfolio, nobody has to be brought up to speed on the property.
Do I need a City permit to rent my Desert Ridge home short-term?
Yes. Desert Ridge is inside the City of Phoenix, and City Code Chapter 10, Article XVI requires an annual short-term rental permit, at least $500,000 in liability coverage, a transaction privilege tax license, Maricopa County Assessor registration, an emergency contact who can respond within 30 minutes and certified-mail notice to neighbors and nearby associations before the first stay. Read the CC&Rs first, because many associations restrict short stays. A lease of 30 days or more is not a short-term rental.
I live in California or out of state. Can you manage my Desert Ridge home remotely?
That is most of what we do. You get one broker as your point of contact, an online owner portal, monthly statements with every invoice attached, and photo inspections, so you can see the property without flying in. Arizona also requires an owner who lives out of state to name an in-state statutory agent with the County Assessor, and we check that when we take the property on.
