There is real short-stay demand around Desert Ridge: the JW Marriott and the Wildfire courses, families visiting patients at Mayo Clinic, spring training and the events at nearby WestWorld and TPC Scottsdale. A furnished home for a month or a season is a genuine business here, and it is often the right answer for an owner who does not want an annual tenant.

Nightly short-term rental is a different question. The City of Phoenix requires short-term rentals to be registered and regulates how they operate, and most of the gated Desert Ridge neighborhoods prohibit them in their governing documents. The association has to be checked before anything else.

Short-term is a business, not a passive investment. It grosses more and nets less than people expect. Our job is to tell you which side of that line your property falls on before you furnish it.

Less often than owners hope. Desert Ridge is a residential master plan, most of its neighborhoods are governed by associations with leasing restrictions, and the City of Phoenix requires a permit. There are exceptions — medical-stay and seasonal furnished leases produce real demand — but for most Desert Ridge properties a long-term professional tenant is the better business.
What kind of occupancy should I expect?
It varies with location, season and how the property presents. Winter and spring are strong across North Phoenix; summer is quiet. We will model realistic numbers for your specific property rather than quote an average.
What does short-term management cost?
It depends on the service level you choose. The higher tier covers everything including guest communication, dynamic pricing, turnovers, restocking, and inspections. As with long-term, we do not mark up maintenance.
Long-term or short-term — which makes more?
