A gated Toll Brothers community with a resort-style clubhouse, pools and a long list of amenities, and homes that lease to executives and relocating families who want the finished version of Desert Ridge. Rents sit near the top of the community range and turnover is low.

Del Webb’s all-ages community on the north side, with its own recreation center, pools and trails and a mix of single-family homes and townhomes. Steady family demand and an association that keeps the community looking the way it did when it opened.

The newest construction in the area, on the east side toward the Mayo campus, built for households who want a new home close to the hospital and the freeway. Newer homes keep the maintenance line low in the first years, which is worth something to an out-of-state owner.

The walkable center of Desert Ridge: condos and lofts above the restaurants and offices on High Street, and the Marketplace across the road. Rents to professionals who want to walk to dinner and be on the freeway in two minutes — a different tenant from the gated neighborhoods, and priced differently.

North on Tatum Boulevard are Tatum Ranch, Tatum Highlands and the edge of Cave Creek: established homes on larger lots with the desert closer at hand and a tenant who wants a little more room. Many Desert Ridge owners hold here too, and we manage across the line.

Across the Loop 101 is Kierland, the Scottsdale Quarter district and the rest of North Scottsdale. Employers there are the reason many Desert Ridge tenants chose the community, and a growing portfolio on both sides of the freeway stays with one company.
