Realistic rents from closed leases, the expenses most projections miss, and a straight answer on whether a property will perform.
Desert Ridge is a 5,700-acre master plan inside the City of Phoenix with more than 6,400 homes, the first of them sold in 1996. Its employment base is unusual for a residential master plan: Mayo Clinic’s Phoenix campus, which announced a $1.9 billion expansion in 2025 scheduled through 2031, the American Express regional campus, the 950-room JW Marriott resort and the 1.2-million-square-foot Desert Ridge Marketplace, all north of Loop 101 where it meets SR 51.
Citywide, the American Community Survey puts Phoenix’s median gross rent at $1,582 for 2020 to 2024, with about 57% of homes owner-occupied. Desert Ridge is newer and more uniform than the city as a whole, so those figures are context, not a rent. Which neighborhood you own in, and whether the association allows the lease you have in mind, decide the return.
Census figures describe the whole City of Phoenix, not Desert Ridge or your property. Current values and days on market live on the market page, and we will model your specific home.
Based on comparable leases that closed, not asking prices. Asking rents in every market are aspirational and they are what most projections are built on.
Turnover, vacancy, maintenance reserve, and the capital items specific to this market. A model without these is not a model.
If the property will not perform, we will say so before you offer rather than after you own it.
